Frequently Asked Questions

Our best answers to your toughest questions.

Q Why should I list my property with Loffreno versus trying to sell it on my own?
A Although you could put up a sign, have an open house, even advertise,
Loffreno can do things you can't do yourself:

     - Establish a marketable price using market research or recent sales, and present market conditions, that typically only professional Realtors® have an inside "pulse" on the conditions.

- Provide greater exposure through MLS and our Realtors®
    - Contact and network with all potential buyers who are looking at Loffreno listings.
    - Help overcome buyer's objections

  - Provided pre-qualified buyers
    - Provide purchase and sale agreements, and unparallel marketing of your property

Q Do you get many buyers from advertising and open houses?
A Neither. Statistics show agents provide the real marketing muscle to sell. 90% of buyers come from agents as a result of their contacts. Only 10% come from open houses, newspaper ads and the internet. The truth is, open houses are a better way for agents to make contacts than sell your property. As for advertising, only one in every 360 to 400 people will buy a house they may see in the newspaper and call about it, but the real estate firm meets another prospect. So why have open houses, and run display advertising? Because they strengthen the real estate firm's network, and thus the net result is bringing in more qualified buyers.

Q Why shouldn't I price my property higher than your suggest figures?
A Because it makes better sense to price your property at our researched market values.
First, it will attract serious buyers who feel they can afford your home instead of thinking that
it's overpriced or out of their range. Second, and also very important, you won't lose the first month's prime marketing time or the risk of the property getting "stale" on the market.  And finally,
after perhaps many months on the market, you won't panic and sell the property for less than it is worth in the marketplace.

Q A national franchise real estate chain has solicited me. They seem pretty good. Why shouldn't I list my property with them?
A In the world of real estate, bigger isn't better. While the chains or franchises certainly solicit for a lot of listings, franchises in general typically lack the personal service, top local management involvement and first-hand knowledge and expertise of the area that is so important. We've been a anchor for Fort Myers Beach area Real Estate for so long that we have strong relationships and a real pulse on the market. We have a vested interest in the area because we live here, and own properties. Loffreno Real Estate, Inc. Realtors are active in their community, and have sat on a number of local real estate boards and local committees. Finally large franchise firms, real estate is not their only business. So they try to sell you a "package" deal often, including title, insurance, and financing all with their "affiliated/owned companies" to profit more from each sale or listing. We have one business and one business only: REAL ESTATE.  As for those other services, we feel you should have the freedom of choice, and can always recommend highly qualified individuals for you to work with if you choose.
